A man lives on the twelfth floor of an apartment building. Every morning he takes the lift down to the lobby and leaves the building. In the evening, he gets into the lift, and, if there is someone else in the elevator he goes back to his floor directly. Otherwise, he goes to the tenth floor and walks up two flights of stairs to his apartment. Why?

He's too short to reach the button for the twelfth floor.
He likes, or possibly feels he needs, the exercise, those two flights are about all he can manage. Obviously when someone else is in the lift with him he feels rather foolish getting out two floors early so goes directly to his floor. It's a guilty secret, but he's pretty relived when he has to share the lift. Particularly on Fridays. Perhaps you'd like to hazard a guess as to why?
It's a direct elevator to the 12th floor, and under the applicable regulations it must be operated by an operator. If the operator's not there he has to take the regular elevator, which only goes up to 10, and walk the rest of the way.
He's a hopper for one of Marlo's crew. He gets his re-up on the 2nd floor.
he is too short to reach the button "12" and can only touch the button "10". when someone's in the elevator with him, he can just ask them to press it for him.
